In the spring of 2026, Endeavor Development submitted a concept plan for redevelopment of the existing Boston Scientific site at 10700 Bren Road West. Endeavor Development has now submitted formal applications. As proposed, the existing buildings would be demolished and a new 225,000-square-foot industrial building would be constructed. Tenants have not yet been identified. The proposal requires: (1) an amendment to the site's existing master development plan; and (2) site and building plan review.

In addition to my comment on the concept plan, I've noticed on the newest (September 2026) plan that this building does not offer a convenient trail connection to the LRT station, which is unacceptable given the building's close proximity to the station and high potential that future workers will walk/bike to the building from the station. As a caveat to approval, the city should require a trail connection to the building from the south. Maybe this creates an opportunity for a loop trail along the north/east side of Bren Road connecting the existing trails. The best time to expand the trail network is when new development is proposed, otherwise reactionary scenarios like the Red Circle Drive trail occur.
Secondly, what will future signage look like on the new building? There is none shown currently, which could be a concern if large illuminated signage is installed.
Finally, the large amount of trucks expected is a significant increase from the current traffic patterns in the Opus neighborhood. I counted 17 loading docks, which no other building in the neighborhood, even other industrial ones, even comes close to. Has there been a traffic analysis to determine if the one-way system is even conducive to the expected number of trucks?
On a positive note, like the use of materials on the front facades, though wish they'd add additional materials to the rear facades (east/north), as those sides of the building will likely still be visible from the Light Rail and nearby trails. Overall, this building does not contribute to the wellbeing of residents and presents a critical question to the city council about what the future of the Opus neighborhood is. Is is a neighborhood that uplifts the health and wellbeing of residents or one that caters to speculative industrial? Employment opportunities are important but so is community livability and protecting the massive investment in the neighborhood stemming from the Green Line Extension. This project feels like a waste of a massive space so close to the light rail.
This project presents a critical question for the City Council and Planning Commission to ponder: do you want the Opus neighborhood to be an industrial park, or do you want it to be a mixed-use neighborhood catering to the Light Rail? This project is at odds with the latter, but pushes forth the former in a very prominent way. It seems as if it features no connections to the light rail, no proposed connections to the trails, and no mix of uses, even though it is so close to said light rail. I worry about the conflicts between truck traffic, the one-way street network, the trails, and the influx of residents that have moved to the new apartments in the neighborhood.
