Kwik Trip, on behalf of the property owner, is requesting a concept plan review for 9800 Minnetonka Blvd., 9820 Minnetonka Blvd., 3119 F St., 3112 Gizmo Lane and 3100 Gizmo Lane. Public Comment

All submitted comments will be provided to the relevant decision-makers for this project prior to action being taken. This includes members of the planning commission and city council and city staff.

Kwik trip would be a great fit for the area. Not just fuel options but food options. Running out of time for making dinner Kwik trip has you covered. Stores are always clean, shelf’s stocked and employees always ready to help

Kwik Trip is the answer to all of my prayers! So excited! I've been hoping for more concrete in Minnetonka! Trees and (currently clean) water we have, but the amount of beautiful white concrete is lacking. And the 24-hour parking lot lights? Wow - maybe we'll finally be seen from space. That would be a true accomplishment for the City. In addition, we are in desperate need of 7,000 square feet of generic convenience store, as well as 16 more gas pumps. It's SO FAR to get to the existing ones on Minnetonka Blvd/Plymouth Road, on Cedar Lake Road/Hopkins Crossroad, and Minnetonka Blvd/101. And another neon sign! Amen! I must commend the planners and supporters of this project for the wonderfully bland design. So meta! Since you're on a roll here, I'd like to propose a data center at Big Willow Park. Somebody get Google on the phone!

I am a 30-year property owner in Minnetonka. Nope. This is all wrong.

This Kwik Trip redevelopment is too close to Minnehaha Creek. Just upstream of this site the City is buying land to buffer the creek. This makes no sense ecologically. Also, today the Overlook On the Creek apartment building already has insufficient parking. Today tenants' cars park overflow their parking lot overnight onto the south side of Minnetonka Boulevard across from this Kwik Trip redevelopment. The City must not add additional vehicular traffic to this area. Its already too congested due to Overlook On The Creek's parking issues. Goodbye Kwik Trip.

The City should buy the land and make it park land. Just like the City is doing along the north side of Minnetonka Boulevard near Big Willow Park. The creek needs protection.

The size of this project is all wrong for this location. It will bring far too much traffic, potential accidents, noise, light pollution, and crime to the area. Oak Ridge Road already sees a fair number of speeding vehicles and I’m sure this will increase these numbers, in addition to increasing the vehicles count each day. This is a largely residential area. They notified less than 100 people about their plans. I live in a multi-unit building with about 90 people. They may have sent notice to one apartment building. The notification was inadequate and many people are unaware that this is in planning stages. I think far more people would be against this use if they were aware. Please do not move forward on this proposal. They need to find a more suitable location. Thank you.

Speaking for my wife and myself… We oppose the proposed Kwik Trip development in our neighborhood due to significant concerns regarding traffic safety, environmental impacts, and quality of life for nearby residents.

This project would substantially increase vehicle traffic in an already congested area, creating additional safety concerns for families, pedestrians, bicyclists, and local residents. A high-volume convenience store and gas station are not compatible with the character and scale of this small residential neighborhood.

We are also deeply concerned about the environmental impact of this piecemeal development adjacent to the creek corridor. The area contains mature trees, important wildlife habitat, and natural green space that supports birds, pollinators, and other wildlife. Incremental encroachment along the corridor threatens long-term ecological health, increases runoff concerns, and undermines the integrity of the creek environment.

In addition, residents are concerned about the potential for increased noise, lighting, litter, late-night activity, and crime commonly associated with 24-hour gas station and convenience store operations. These impacts would negatively affect the safety and livability of the surrounding neighborhood.

We urge city officials to carefully consider the cumulative impacts of this proposal and prioritize responsible development that protects neighborhood character, environmental resources, and public safety.

We request denial of this project proposals.

With the increase in motor traffic, I am most concerned about pedestrian safety. I would like to see a pedestrian crossing with caution lights to and from the new Kwik Trip lot. This will ensure safe travel for all nearby residents, bikers, and walkers traveling on the bike path on the south side of mtka blvd. Obviously, pedestrians can cross at the light on the west side of 169, but considering the apartments across the street and foot traffic from the west, a formal crossing should be added west of the new Kwik Trip. There is a subtle rise in the road going over Minnehaha Creek that limits visibility, so caution lights for the crossing are a must.

I also have concerns about the light pollution, specifically how it may impact migratory birds that take refugee in the marsh right next to the proposed development.

I 100% HATE this idea!! The noise, the crime, the excessive traffic, ruining the environment!! Absolutely not necessary at this location, it's a NEIGHBORHOOD!! Totally disruptive to ALL of the people who live around this location!! We have plenty of places to shop right by this location, and a Holiday station and a BP station a short distance away. I understand also there is ALOT of crime that happens at gas stations, case in point, the Holiday station. It's bad enough that we have to put up with all the apartments around us!! I don't give a damn about apartment people thinking a Kwik Trip is a good idea so they can walk across the street!!

WE LIVE IN HOUSES, this is a NEIGHBORHOOD!!

Now you want to Build some huge gas station, right off the 169 exit, so many more people will be invading our neighborhood!!
If the City Council loves this idea so much, WHY DON'T THEY BUILD A KWIK TRIP IN YOUR NEIGHBORHOOD, and see how you would like it!!

I would appreciate a Kwik Trip coming into our community. Contrary to another comment here there isn't currently a gas station/convenience store option even remotely close along Hwy 169. You have to travel several miles north or south along 169 to find a gas station. With the 3 apartment buildings within walking distance of this location it would be a nice place to get gas before/after work or a place to get small grocery needs within walking distance. Something we don't currently have within this neighborhood. All of the Kwik Trips I have visited personally are always well kept and clean and definitely wouldn't create any more noise than we already see from 3 apartment buildings, a major highway, train tracks or the flight path directly over this location. Kwik trip would be much quieter than all of these in my experience. The current gas station property has quite a bit of "clutter" and 1 of the 4 homes is currently falling down and has broken windows - I believe Kwik Trip would bring much improvement in terms of look and cleanliness and I would love the convenience!

As mulitfamily density has increased both east and west of this interchange, Minnetonka Blvd has seen a rapid increase in traffic. Additionally, the traffic along Oak Ridge Road has increased signigicantly with surrounding detours, road closures, and other annual maintence.

As such, at the intersection of Oak Ridge Road and Minnetonka Blvd, during morning and evening commuting times, making a turn from Oak Ridge Road onto Minnetonka Blvd can require a very long wait to do so safely. The addition of a convenience store and 16 gas pumps will make this intersection unbearable to traverse. That-sized building and that many pumps seem out of proportion to the residential feel of this part of Minnetonka Blvd.

I am also concerned about the facility's hours of operation and the impact of late nights and traffic on the surrounding neighborhoods.

A few concerns:

1. It’s quite large for the neighborhood it’s located in
2. There are ample gas stations in the neighborhood already, and a decreasing number of gasoline cars as more and more people convert to electric vehicles
3. The food market will negatively impact both Lunds to the west and the Texa Tonka shops to the east
4. It will draw more traffic to an already busy intersection
5. There are no EV charging stations

This seems to solve a problem that nobody has, while offering little of positive value to the community in which it’s being placed.

I'd welcome the Kwiktrip! The immediate area is absent of any convenience store gas stations, this would serve a community need, and the current gas station is a giant, dilapidated eye sore. I consider this an improvement.
