In February 2025, Inland Development Partners submitted a redevelopment proposal for the property at 11800 Wayzata Blvd. The plans suggested removal of the existing office building and construction of 25 rental townhomes. However, in late June, a revised redevelopment proposal was submitted that suggests removal of the existing office building and construction of a four-story, 44-unit apartment building. The proposal requires approval of: (1) a master development plan; (2) final site and building plans, with a front yard setback variance from 35 feet to 30 feet; and (3) a floodplain alteration permit.

As a resident who lives within a couple blocks of the Marsh Run III project, I hope the construction company is held to a higher standard than during the Marsh Run II project just around the corner. Personal vehicles were constantly parked on the boulevard between Marsh Run II and I-394, which turned the boulevard to mud and destroyed all plant life, despite a surplus of parking in the adjacent WestRidge Market shopping center.
Our neighborhood is home to a gorgeous diversity of tall, old trees, as well as a large wetland marsh. I see that Marsh Run III includes a proposal for a floodplain alteration, but I urge you to consider ways the project can move forward with minimal disturbance to these important natural resources. According to the Minnesota DNR, Minnesota has already lost around 50% of its wetland acreage, but wetlands are extremely important for erosion control, flood control, and water quality. Furthermore, 43% of America’s threatened or endangered species depend on wetlands for their survival. Please see https://www.dnr.state.mn.us/wetlands/index.html.
In summary, please take an extra moment to consider how the local environment will be affected and how potential damages can be minimized before moving forward with this project. Thank you.
