Expanded Ventures, on behalf of the property owner, is requesting a concept plan review for 5900 Rowland Road. The concept plan would demolish the existing office building and construct a new 100-135 unit, senior living apartment building.

People who can afford $3,000/mo rent are more likely to have More than 1 vehicle per household- including active 55+. The dramatic traffic increase this proposal would cause on Rowland with inadequate planned parking, are Instant project turnoffs for everyone already living and paying taxes in this neighborhood. Nesbit has been a great neighbor: low traffic (business hours only), concealed property and no discernable overnight noise/ light environmental concerns.
Positioned between two parks (Lone Lake Park & Preserve, and Bryant Lk Regional) with abundant wildlife, 5900 Rowland sits in this middle green belt which is crutial migratory bird space, as birds use the parks as stopover locations during Spring & Fall migration. Zero documents submitted publicly to date address either evening property lighting or bird-avoidance glass treatment, at a minimum.
This location would be better kept as a commercial property that keeps business hours- not rezoned & built up for a projected 250+ humans +pets.
Reminder- Rusty Patch Bumblebee, our endangered state bee, is also a local resident. This was brought up at the community meeting and has also yet to be planned for appropriately.

There is no benefit to the current residents of this neighborhood. You wish to build a large box directly across the street, into which you plan to cram over 100 people and all of their smells and chemicals, plastics, pets, garbage, lights, electronics, noise, and traffic. What you say is true: those familiar with the site know it to be a gem; but only as it sits. You claim this project will attract mycologists and gardeners and lepidopterists. They would be the first to stand up and say NO: This dark, quiet, safe neighborhood is the only buffer zone protecting the last true wild oasis inside the 494/694 loop. Move forward with this project and you will destroy it, forever.
